Tell us what cashflow means for your next move.
Share a practical buy box, capital role, market, and time horizon. The goal is a focused conversation—not a mass-market pitch.

Explore a joint venture
Discuss fit, roles, constraints, and diligence before considering any structure.
Lend or bring private money
Start with goals and guardrails. No rates, returns, or opportunities are promised here.

Fourplex underwriting checklist
Use this as a conversation starter. It is education, not a model, appraisal, or promise of cash flow.
- Income — Current rents, vacant unit asking rent, other income, and lease end dates.
- Vacancy & credit loss — Realistic downtime and collection assumptions, not best-case only.
- Operating expenses — Taxes, insurance, utilities (owner vs resident), landscaping, trash, and management.
- Reserves — Monthly reserves for repairs and capital items; one large repair can change the picture.
- CapEx & deferred work — Roof, plumbing, electrical, HVAC, windows, parking, and known deferred maintenance.
- Financing — Loan type, rate, term, DSCR if applicable, and refinance or balloon risk.
- Permits & compliance — Unit legality, past renovations, and inspection history when available.
- Stress cases — Lower occupancy, higher insurance, and a major system replacement in year one.

Investor questions we hear often
Is this an offering or a promised return?
No. This site is informational. Any opportunity, if shared, is discussed individually and requires your own due diligence. Nothing here promises cash flow, appreciation, or a specific return.
Are the Avian Drive fourplexes for sale?
No. They are operated rental assets. They illustrate operating experience and current vacancies for renters—not inventory offered for purchase on this website.
What should I bring to a first conversation?
A rough buy box (price range, property type, markets), capital role (buyer, JV, lender), timeline, and any hard constraints. Incomplete information is fine; we will label what still needs confirming.
Do you provide appraisals or investment advice?
No. Conversations are educational and planning-oriented. Formal appraisals, legal, tax, and financial advice require the appropriate licensed professionals.
Who is the ownership contact for escalations?
Diana is the ownership contact for matters that need owner-level escalation. Text 510-220-1726 (preferred), call, or email cashflowre2@gmail.com, or use the inquiry form or site chat.
