Property management

How we manage our own buildings.

Cashflow Real Estate (Diana Lee Byrns, RE Broker) owns and manages its own California rentals, from small multifamily buildings in Vallejo, Rodeo, and Castro Valley to Lake Center Plaza, a retail center in Auburn. This page explains how it works for our residents and commercial tenants, and for investors who want to understand our approach. We manage only our own portfolio.

Our approach

Owner-operator management

We manage only properties we own, so decisions come from someone who lives with the results: careful tenant placement, clear written policies, and repairs handled promptly. Lake Center Plaza is an example. It had eight vacancies when it was purchased in August 2022, and five of them have since been leased. Over the same period the center has had building repairs and repainting, a parking-lot renovation, new HVAC systems, new water regulators, and a roof replacement.

What we handle

Day-to-day management of our portfolio

For our residents and tenants, and for investors evaluating how we operate.

Vacancy marketing

Listings with real photos, clear unit details, and open-house or scheduled showings. Interested renters text or send an inquiry, and we follow up.

Tenant placement & screening

Every applicant goes through an application with credit and eviction screening before a lease is signed. We use standard California lease forms.

Rent collection

Rent can be paid by check, money order, or electronic transfer. We don’t accept cash.

Maintenance coordination

Submit repair requests in writing; text or email is fine. We triage each request and send a team member or a vendor.

Housing Choice Voucher / Section 8

We work with voucher holders and housing authorities across our portfolio. Voucher holders are welcome to inquire. For a specific unit, confirm with the owner.

Commercial leasing

Leasing and management for Lake Center Plaza, including tenant outreach, review of business financials, letters of intent, and care of common areas.

For residents

Standard residential policies

Typical terms from our standard lease. Your own lease always controls, and details vary by property.

  • Payments: check, money order, or electronic transfer. No cash.
  • Repair requests: in writing; text or email is fine. Report leaks, moisture, or mold right away. For fire, gas, or anything dangerous, call 911 or your utility first.
  • Entry: 24-hour notice before entering a unit, except in an emergency.
  • Utilities: residents typically pay utilities except water and gardening. This varies by property.
  • Smoking: no smoking in units or common areas.
  • Pets: only with written approval.
  • Renter’s insurance: preferred.
  • Security deposits: returned under California law, within 21 days of move-out with an itemized statement.

Residents: see the resident guide for responsibilities, emergencies, repairs, and move-out. Investors: see the buyer & investor guide.

Commercial · Lake Center Plaza

Leasing at Lake Center Plaza

A neighborhood center of about 56,000 sq ft in Auburn, next to Lake of the Pines and anchored by Ace Hardware. The landlord maintains the common areas and building exteriors.

  • Unit 112: ~15,600 sq ft former grocery anchor. Can be divided.
  • Unit 116: ~1,158 sq ft storefront
  • Unit 204: ~2,717 sq ft built-out medical suite
  • Food trucks are welcome. Ask about the requirements.

How leasing works

  • 1. Inquiry: tell us about your business and the space you need.
  • 2. Review: we review your business and its financials.
  • 3. Letter of intent: if it’s a fit, we move to an LOI and then a lease.
